Tricks and tips to get the perfect vacation property experience:
When to go & When to reserve a rental home:
- Summer is high season in the New Bern area. To book the largest vacation home within your budget, we highly recommend reserving in the Fall or Spring. You'll benefit from lower rental rates, greater selection, warm weather and the absence of giant crowds at the beach and popular attractions. Many vacationers use this method to reserve larger homes, or to reserve a beach front vacation rental that would otherwise be unavailable during the Summer months.
- Reserve your rental as soon as possible. Rental schedules often open twelve months in advance (or in September just after Summertime ends). Many groups reserve their Summer rental homes during Christmas and Thanksgiving gatherings. Book before these holidays for best selection.
- Some property managers offer discounts for veterans and active duty military. Remember to ask your host or property manager if discounts are available for your family before you book.
- Management companies and individual rental owners often offer guests an option to buy vacation insurance. Trip insurance, which usually costs anywhere between 1% - 5% of the booking price, offers visitors reimbursement of costs for missed trip time as a result of medical-related issues or weather, as well as hurricane evacuation charges, such as an unexpected hotel overnight or additional fuel expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask your host for program terms and fees.
- Look for your local New Bern visitors guide magazine when you arrive at the rental property. If your rental property doesn't have a copy, you can find them at local grocery stores and visitor centers. In addition to great articles, visitor guides have offers and deals for local restaurants, attractions, and tours.
How to choose the best rental:
- Start by choosing your the best vacation week and a maximum budget.
- Determine how many bedrooms and the bed configuration you need. 2nd row, beautiful views, quiet, wide uncrowded beach has 4 bedrooms and 3 bathrooms.
- Precise information regarding bedrooms and bed counts & types is generally available online. If you don't see them listed, contact the property owner before you reserve your home. Note that most property listings specify the max. guest capacity, which oftentimes includes sofa beds in living rooms.
- Does your group require particular amenities? Most rental search websites include amenity lists and search filters. Amenity filters help you quickly remove less-optimal properties.
- Proper accessibility can make or ruin a vacation for persons with disabilities. Confirm all required amenities are available before reserving a rental
- If your group is traveling with pets, search for a pet-friendly vacation rental. Make sure to ask for information on breed, weight, and type restrictions. Note that some property owners require additional pet deposits and fees.
More considerations:
- Be sure you get the host's phone number and check in/check out procedures for your rental property. We recommend storing the manager's contact information in your smartphone.
- Record any damages to the property during check in, and immediately e-mail them to the property manager. We especially recommend texts and e-mails, as they usually contain time stamps that can be useful if damages are attributed to your stay.
- Ask questions. You may want instructions for a hot tub, elevator or thermostat. Contact your owner. They are there to help! A brief text message prevents lots of concerns.
- Respecting quiet hours and parking policies can make a stay more pleasurable. Be a good neighbor. You will increase your chance to make some new local friends, and resident neighbors are a fantastic resource to find the best local spots.
- Don't forget to... Ask a local resident! Residents can usually point you in the right direction. Who better to ask where to get the best seafood, have a great night on the town, or the best spots for crabbing?
- Keep your rental home locked while you're gone! Don't let crooks spoil your holiday.
- Don't leave anything behind! Before departing, walk through the rental to make sure you've collected all of your things. Make sure to check dressers, closets, and bathrooms for hidden treasure. Clean out the refrigerator and take or dispose of leftovers.
- Inspect the rental a final time and scan for damage. We recommend walking through with the host whenever you can (often this isn't possible). If the host is not available, ensure that you take video and pictures of the rental to record its condition.
- Leave a review! Property managers rely on good reviews to stimulate new bookings. They'll be thankful for your feedback. Alternatively, if something went awry, other vacationing families will appreciate that you share your review and help them have the best future vacation. Please be fair with your feedback If something fell short of expectations, consider whether the owner had any control over the issue, and if so, whether they responded quickly to fix it.
