Our top Rental home tips:
Finding your perfect vacation home:
- Book your rental as soon as possible. Rental schedules usually open a year in advance (or in September just after Summer ends). Many families book their Summer rentals during Thanksgiving, Christmas, and New Years Eve get-togethers. Reserve before these holidays for best selection.
- June, July, and August are the most expensive months in the New Bern area. To find the best rental within budget, we highly recommend booking in Spring or Fall. You'll enjoy lower rental rates, better selection, warm weather and the absence of large crowds at local restaurants, tours, and activities. Many vacationers use this method to find larger homes within budget, or to reserve an oceanfront rental that would otherwise be unavailable or unaffordable during the high season.
- Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property owner or host whether your vacationing group qualifies for a special rate.
- Property managers often offer renters an option to obtain vacation insurance. Trip insurance, which costs between 1% - 5% of the base reservation price, offers visitors reimbursement of their vacation costs for missed time as a result of medical-related emergencies or weather, as well as hurricane evacuation costs or charges, such as an unanticipated hotel or additional fuel expenses. Trip insurance might be a a life-saver if the unforeseen happens. Ask your property manager for program terms and fees.
- Find a copy of your local New Bern visitors guide upon arrival. If your rental doesn't have a copy, you can find them at local grocery stores and visitor centers. In addition to great articles, travel guide magazines contain offers and deals for local tours and attractions.
Use filters to search efficiently:
- Select a designated group leader, select your vacation week, and select a budget.
- Note the number bedrooms and the bed configuration your group needs. Oceanfront, 3rd-floor condo with porch, pools, tennis, pickleball & gym has 3 bedrooms and 3 bathrooms. If you need a larger or smaller rental, use our search.
- Precise descriptions of bedrooms and bed types is almost always available on booking pages. If you don't see them listed, email the property management company before you book the vacation home. Remember that most properties list the maximum guest capacity, which oftentimes includes pull-out couches. You will need to work out what is optimal for your group.
- Are you bringing the family pet? Although a number of vacation homes allow pets or animals, guidelines and costs vary per property. Allowable pet type, breed, and size are often limited. Remember to ask your host before booking, and study your agreement thoroughly! Extra fees or might be applied to your contract.
- Is your group looking for particular amenities? Most rental websites include search filters with amenity lists. Amenity filters help you quickly remove less-optimal properties.
- Appropriate accessibility can make or break a vacation for guests that require the use of a wheelchair. Make certain to ask about wheel chair accessibility, pool lifts and specialized equipment needs.
Tips for your stay:
- Take a copy of the owner's contact number and entry/exit procedures for your rental home. Put the manager's information in your smartphone.
- Ask questions. You may need instructions for a garage door opener, intercom or kitchen appliance. Contact your property manager. They are there to help! A brief call prevents many issues.
- Keep your rental home locked while you are away! Don't let thieves ruin your trip.
- Note any damages to the property during check in, and immediately e-mail them to the owner. We especially recommend e-mails and text messages, as they usually contain time stamps that can be useful if there is a dispute.
- Be a good neighbor! You wouldn't like disrespectful visitors bothering your peace. Apply the golden rule for common sense. Happy residents may even recommend great beaches and attractions you would have not otherwise known about!
- Speaking of neighbors... Ask a local resident! Neighbors can typically point you in the right direction. Who better to ask where to book the best tours, have a great night out, or the best spots for crabbing?
- When it's time to leave, complete a walk-through to confirm you haven't forget anything. Check bathrooms, dressers, and closets for hidden belongings. Clean out the refrigerator and take any leftovers home.
- Go through the rental one final time and scan for any damage. We advise inspecting the property with the host whenever you can. If the property manager isn't available, take pictures of the rental to record its condition at check-out.
- Did you have a terrific vacation? Many rental managers make it easy for vacationers to provide feedback. If your rental property and/or property management company was great, they would love to hear about it. If anything was defective and they failed to address it in a reasonable manner, or if the vacation rental wasn't as described, you'll want to make a note as part of your comments.
